Twelve viewing checks

These are prompts, not a survey. Mark only what you personally checked or were told.

Roof and exterior

Look for slipped tiles, damaged gutters, staining, and recent repairs.

See a visual example
3D model of a UK brick house with a displaced roof slate, leaking gutter joint, wall staining, and a patch of newer mortar
Example observation

One slate sits out of line above the front bay; dark staining runs below the right gutter joint.

Follow up: Ask what was repaired and whether invoices, reports, or guarantees exist.

Record visible cracks, bulges, or doors and windows that do not sit square.

See a visual example
3D model of a brick wall with a stepped crack beside a window and a front door frame that appears out of square

See a visual example
3D hallway model with an older consumer unit, cracked and discoloured socket, temporary cable, and overloaded extension lead
Example observation

Socket face is cracked with a brown mark above the switch; loose cable ends beside the consumer unit.

Plumbing and water pressure

Ask to run taps and record leaks, slow drainage, pressure, or pipe concerns.

See a visual example
3D kitchen and bathroom cutaway showing weak tap flow, pooled basin water, an open sink cupboard, and a dripping pipe joint
Example observation

Kitchen tap flow was weak; basin drained slowly; one drip and a fresh-looking mark were visible below the sink joint.

Layout and storage

Check real furniture routes, usable storage, room proportions, and awkward access.

See a visual example
3D overhead bedroom and hall model with furniture footprints, a narrow route, door swings, storage, tape measure, and tight stair turn
